What It Takes to Build a Custom Home on Palm Beach Island

October 27, 2026 · Custom Contractors Group

Palm Beach Island is one of the most rewarding places in Florida to build a custom home — and one of the least forgiving places to learn as you go. The lots are scarce, the review process is real, and the construction standards sit well above the state baseline. Here is what the process actually looks like.

The lot comes first, and it dictates everything

Most buildable parcels on the island are teardowns or substantial renovations, not vacant land. Before you fall in love with a property, three questions matter more than the listing photos:

  • What does zoning allow? Lot coverage, height, and setback rules on the island are tighter than most buyers expect, and they vary by district. The house you are imagining has to fit inside that envelope.
  • Is the existing structure designated or contributing? Landmarked and contributing structures carry their own review path, and "we'll just take it down" is not always on the table.
  • Where does the flood zone line fall? Base flood elevation drives the finished floor height, which drives the design, which drives the budget.

A builder who works on the island regularly can usually answer all three before you make an offer. That conversation is free. Discovering the answers after closing is not.

Expect architectural review — and plan for it

New construction and major exterior work on Palm Beach Island goes through the town's architectural review process. The board reviews massing, materials, landscape, and how the house sits among its neighbors. Well-prepared submissions move through; incomplete ones get deferred a month at a time.

In practice this means your architect, landscape architect, and builder should be coordinated before the first submission, not after the first deferral. We build review time into the schedule from day one so it is a step, not a surprise.

Coastal construction is a different discipline

Everything east of the coastal construction control line is engineered for wind and water: impact glazing throughout, concrete and masonry structure, continuous load paths, elevated mechanical equipment, and foundations designed for scour. These are not upgrades — they are the baseline for a house that is meant to last on a barrier island.

The good news is that a house built to these standards is quieter, tighter, and cheaper to insure. The discipline pays for itself.

Realistic timelines

For a ground-up custom home on the island, a realistic sequence looks like this:

  • Design and architectural review: 8–14 months, depending on complexity and board cycles
  • Permitting: 3–6 months
  • Construction: 18–30 months for a substantial custom home

Anyone promising dramatically faster is compressing a step that will reappear later as a problem. The projects that finish on schedule are the ones that respected the schedule at the start.

Choosing the builder

On Palm Beach Island, the builder's local track record matters more than almost anything else: relationships with town staff and inspectors, subcontractors who meet island standards, and the logistics of staging work in a neighborhood where everything from parking to work hours is regulated.
